The strongest predictor of retail real estate performance isn’t the asset, it’s the tenant demand behind it. CRED’s investment strategy starts there. We leverage our market knowledge and our read on retailer demand to identify opportunities early, in supply constrained corridors where prime space is scarce, new supply is structurally limited, and the best brands are competing for a home.
Our focus is main and high streets, emerging retail neighborhoods, and underutilized space in prime corridors, segments where ownership is fragmented, execution is complex, and larger institutions rarely compete. We reduce risk each project before capital is deployed by securing anchor tenant alignment early, and where possible, we invest alongside the retailer, converting occupancy into shared ownership and truly aligned incentives.
Then we execute the business plan, repositioning, redemising, and curating tenant mix to turn overlooked assets into destinations with durable cash flow. Because we work on both sides of the lease, we underwrite what a space is truly worth to the retailers who will occupy it.
The result: institutional quality investments built in the segments institutions overlook.
